Bruin Capital evaluates numerous market areas to determine whether they meet our requirements for becoming a target market. This evaluation includes:

  • Methodical demographic analysis that incorporates all relevant economic indicators

  • Analysis on the prevailing political climate and its affects on any prospective investment

  • Competitive market analysis to identify and understand the private sector investment in the market

  • Thorough sourcing campaign to identify all possible key third-party partners including local attorneys, brokers, consultants, architects and operating partners

Once our committee approves a target market, Bruin Capital commences our unique investment sourcing campaign to find the best possible assets.  We believe that by approaching the owner of a prospective investment directly, we will be able to find opportunities before they go to market while also eliminating fees that are normally associated with a brokered sale.  Our unparalleled sourcing method is comprised of the following:

  • Creation of a detailed database that includes all properties that may be possible acquisition targets

  • Intensive calling campaign by senior members of our investment team to introduce Bruin Capital and convey our activity in the market

  • Once possible acquisition targets are identified, senior management begins building in person relationships with the building owners to properly position Bruin Capital in the event the owners does decide to sell

Work with contractors to complete the project and then work on leasing up the buildings and managing the completed project

Return on Capital

Monthly income disbursements will be provided. Upon the exit, the asset will be sold and the proceeds from the sale shall be dispersed to investors
